Chicago Real Estate Appraisal

If you are thinking of buying or selling, I highly recommend a real estate appraisal or valuation.

An appraisal is very important to the buyer, seller, and the bank funding the deal. Both buyers and sellers can use the appraisal to justify financing from lenders.

Both parties can also use an appraisal to help in negotiations and justify their negotiating position.

Appraisals vary in cost depending on the reputation of the company or appraiser and also on the type of property. Generally speaking, the larger and more valuable the property the more the appraisal will cost.

For residential properties you'll probably spend $200 - $500, at least twice that on commercial properties that are likely to be worth near or over 1 million dollars.

Appraisals will also be done in a number of ways for higher-end appraisals. It will include sales value based on "comparable sales" or "replacement cost" or even "higher and better use".

If you don't feel the need to pay for a full appraisal but still want an accurate and reliable method for discovering the value of a property, I highly recommend Electronic Appraiser.

They provide a couple of inexpensive yet highly reliable products, including their "Complete Property Valuation" using the Automated Valuation Models (AVM's) that lenders and professionals have been using for years.
